The radar went green. The lanai looked washed. The living-room slider still had beads on the room side of the glass.
That is not a mystery leak. That is September air meeting a cold pane. Peak hurricane season still means overnight bands and outdoor relative humidity (RH) in the 80s. The coil in the hall wrings return air. The glass at the slider never got that memo. Water on the interior face is the room telling you the air next to the door is loaded.
Treat the slider wall as a room edge. Not as weather you can ignore because the sofa felt fine.
Why the glass weeps after the shower ends
A Florida slider is a big hole with a thin thermal break. After a night band the outdoor air stays wet. Indoor air near that glass sits cooler than the hallway. Cool glass plus wet room air equals beads. The hallway hygrometer can sit in the mid-50s while the air in the first two feet off the slider sits over 60% relative humidity (RH).
Living-space target on this site is about 45–55% relative humidity (RH). Sustained above 60% is the action cue. The slider bay will often be the first zone to cross it.
Guide: Florida humidity home guide. Coastal envelope: coastal Florida humidity. How to walk the house: measure sq ft and AC size.
We already covered leftover vapor after the radar clears: relative humidity (RH) after overnight rain. This note is the glass. Same morning. Different instrument. A pane is not a puddle, and it is not the hallway.
If last night rained on a coastal wall, the slider on that side is the one to log first. Quiet radar does not dry a cold pane.
Morning check (ten minutes)
You do not need a lab. You need two numbers and a look at the glass.
- Interior wall in the living room. Not on the supply. Not on the glass.
- Same room, eighteen inches off the slider, on a table or the jamb — not taped to the pane.
Read relative humidity (RH) in both after sunrise. If the slider bay sits 8–10 points above the interior wall and over 60%, the house is not “fine.” The sofa zone is. Log both for 24 hours. A one-look display after you crack the slider is a lie.
Look at which face is wet. Beads on the room side are indoor vapor hitting a cool pane. Water on the lanai side is outdoor air. Tracks full of standing water after wind-driven rain are a wet assembly. Pin the drywall at 12 and 24 inches and compare to a known-dry interior closet. Looking dry is not a reading. Moisture meter after a leak.
Tempo Disc Maxi is the USA-made logger we list when you want an interior-wall vs slider-bay pair you can read later. FloridaDamp is an Amazon associate — we earn from qualifying purchases. I still point at this one because it keeps a trail after you walk away from the glass, not because anyone paid for a review.
Hand standing water to plumbing
If the track is a river, or you see water at a closet pan, a heater, or a washer, that is not a relative humidity (RH) problem first. That is water on a floor. Carlo walked placement: five places a leak puck earns rent. Fix or call out the leak. Then measure the air. A wet track does not make a living-room dehumidifier the first tool.
What not to do at the glass
- Do not crack the slider “for fresh air” after overnight rain. Outdoor relative humidity (RH) after a Florida shower often stays in the 80s. You import the load you are trying to dump.
- Do not wipe the pane and call the room dry. You cleaned a symptom. The air is still loaded.
- Do not drop the whole-house thermostat to 68°F to rescue one cold wall. Cold hallway air is not dry slider air. We already covered the clammy trick: why 68 still felt clammy.
- Do not run the fan ON all morning hoping the supply will wring the glass. Fan ON after a cycle blows wet-coil air back into the room.
- Do not park a garage-class machine against the slider and call the zone handled. Size the room. Pint chart. Condo scale if this is a stack unit: condo dehumidifier.
- Do not skip the shared wall with the garage. Rain under a door wets that first. Florida garage dehumidifier.
Run this
- Log slider-bay relative humidity (RH) against an interior wall for 24 hours at a normal living-room setpoint (74–76°F is a common Florida comfort band). Leave the slider the way you actually live with it.
- If the bay holds above 60%, keep the door closed after rain, pull the shade off the glass so the room can see that air, and size a continuous-drain unit for the living zone if the house coil is already losing. Living rooms still use the pint chart. After a rain pulse that wet assemblies, cover leftover moisture: after-storm sizing. Compare that stack to the house AC: AC vs dehumidifier.
- Drain continuously. Hose downhill if you have the fall. A pump if the drain is uphill. A bucket under a weeping slider is how you find a ring on the tile in October.
If landfall week is still on the calendar, stage before the cone, not after: hurricane season moisture. If the assembly is already wet, the dry-out stack is post-storm dry-out. Board first when a cone is actually on you.
September still means moisture week at the glass the sofa never sees. Measure the slider bay. Size that zone. Drain continuously.
