The hallway said 75°F. The sofa felt fine. The guest room that nobody slept in still smelled like a closed cooler.
That is a Florida September pattern, not a broken thermostat. Peak hurricane season still means overnight rain and outdoor air in the 80s. The living-room coil sees return air. A closed guest bedroom with the door latched and the supply register half-shut does not. Relative humidity (RH) in that unused room can sit ten points above the hallway while you congratulate the setpoint.
Treat the guest room as a room. Not a closet you ignore until Thanksgiving.
Why the unused room holds water
A Florida AC wrings moisture only while the coil stays in the condensing window. We already covered the short-cycle version: right-size the AC, then wring humidity. This note is the other half. Even a correctly running machine cannot dry a volume it barely serves.
Closed door. Weak supply. No return. Clothes on hangers. A slider that weeps after a night band. That stack is its own climate. Living-space target on this site is about 45–55% relative humidity (RH). Sustained above 60% is the action cue. The guest room will often be the first zone to cross it.
Guide: Florida humidity home guide. How to walk the house: measure sq ft and AC size. Closet version of the same lesson lives on the closet guide.
If last night rained on a coastal wall, the unused bedroom on that side is the one to log first. Quiet radar does not dry a closed room.
Morning check (ten minutes)
You do not need a lab. You need two numbers.
- Hallway or living room, interior wall. Not on the supply. Not on the glass.
- Guest bedroom, door closed the way it usually sits. Hygrometer on an interior wall or the nightstand, not on the slider.
Read relative humidity (RH) in both after sunrise. If the unused room sits 8–10 points above the hallway and over 60%, the house is not “fine.” One zone is. Log both for 24 hours. A one-look display after you crack the door is a lie.
Tempo Disc Maxi is the USA-made logger we list when you want a hallway vs guest-room pair you can read later. FloridaDamp is an Amazon associate — we earn from qualifying purchases. I still point at this one because it keeps a trail after you shut the door, not because anyone paid for a review.
If the guest-room wall took wind-driven rain, pin drywall at 12 and 24 inches and compare to a known-dry interior closet. Looking dry is not a reading. Moisture meter after a leak.
Hand standing water to plumbing
If you see water at a closet pan, a heater, or a washer, that is not a relative humidity (RH) problem first. That is water on a floor. Carlo walked placement yesterday: five places a leak puck earns rent. Fix or call out the leak. Then measure the air. A wet pan does not make a bedroom dehumidifier the first tool.
What not to do in the unused room
- Do not crack the guest-room slider “for fresh air” after overnight rain. Outdoor relative humidity (RH) after a Florida shower often stays in the 80s. You import the load you are trying to dump.
- Do not drop the whole-house thermostat to 68°F to rescue one closed bedroom. Cold hallway air is not dry guest-room air. We already covered the clammy trick: why 68 still felt clammy.
- Do not park a garage-class machine in a quiet guest room and call the zone handled. Size the room. Pint chart. Condo scale if this is a stack unit: condo dehumidifier.
- Do not run the fan ON all night hoping the supply will wring the unused room. Fan ON after a cycle blows wet-coil air back into the house.
- Do not skip the shared wall with the garage. Rain under a door wets that first. Florida garage dehumidifier.
Run this
- Log guest-room relative humidity (RH) against the hallway for 24 hours at a normal living-room setpoint (74–76°F is a common Florida comfort band). Leave the guest door the way you actually live with it.
- If the unused room holds above 60%, open the door on a schedule so the house return can see it, or size a small continuous-drain unit for that zone. Living rooms still use the pint chart. After a rain pulse that wet assemblies, cover leftover moisture: after-storm sizing.
- Drain continuously. Hose downhill if you have the fall. A pump if the drain is uphill. A bucket in a closed guest room is how you find a ring on the nightstand in October.
If landfall week is still on the calendar, stage before the cone, not after: hurricane season moisture. If the assembly is already wet, the dry-out stack is post-storm dry-out. Board first when a cone is actually on you.
September still means moisture week in rooms the sofa never sees. Measure the closed bedroom. Size that zone. Drain continuously.
