The hallway felt fine. Reed’s pantry note this morning is vapor on grocery bags behind a shut door: the pantry held the grocery bags. The laundry alcove told a different story. The supply lines were dry. The drain hose was still in the pipe. The white PVC standpipe had a soapy collar. The slab had a tide line from the last spin.
That is a drain. Not a humidity complaint. Not the rubber supply lines I already wrote. Not a wet load left in a basket.
I already walked the hoses that soften on a Florida slab: the washer hose softened on the slab. Today is the other side of that machine. The pipe the washer dumps into.
Why the standpipe hides the spit
A Florida laundry closet is a short box with a 2-inch pipe in the corner. The washer pumps a whole tub in less than a minute. When the pipe is short, the trap is packed, or lint sits in the bend, the slug comes back out the rim.
September showers keep the slab damp anyway. A soapy fan looks like a splash from a wet basket. The first hallway tile stays dark after the radar clears.
If the first six inches of the shared wall already look stained, pin it. Looking dry is not a reading: moisture meter after a leak.
Standing wash water at the standpipe is this job.
After-work check (five minutes)
You do not need to pull the washer on night one. You need a look at the pipe after a load.
- Open the laundry door after the spin. Flashlight the standpipe rim, the hose insert, and the first two feet of slab.
- Dry the slab with a towel. Run one short rinse if you can watch it. A new soapy collar is the diagnosis. Wet slab that never returns after a dry cycle is yesterday’s splash.
- Look at the hose in the pipe. A hose jammed to the bottom of a short standpipe can seal the mouth and spit.
- Look at the first hallway tile. Dark grout or a soft shoe-mold means the alcove already lost.
If the rim stays dry, the hose sits in the pipe without sealing it, and you can name the laundry shutoffs, close the door.
If the pipe spits with the hoses dry, stop treating the pantry air as the first job.
What that collar usually is
A lot of coastal Florida laundry closets still use the original short standpipe from the last remodel. The washer is newer and pumps harder. Lint packs the trap. Somebody stuffed the hose to the bottom “so it would stay.” The slab drinks.
I will not walk you through cutting a live drain. I will not tell you to snake a stack from a phone note. Look. Photograph. If you can name the laundry shutoffs and the pipe is still spitting, stop the next load.
A real drain needs an open mouth and a path you can name. If the standpipe is too short for the pump, a licensed plumber raises it or clears the trap. If the hose has walked, seat it so it cannot seal the rim.
The future is still a text. A puck on the slab where the fan already is — pads down, not taped to the washer jacket. Test with a wet finger. Confirm the phone buzzes from the driveway: your phone knows before the ceiling. Same downhill rule as the other rooms: five places a leak puck earns rent.
What not to do
- Do not treat a soapy collar on the standpipe as “just laundry humidity.” Vapor is Reed’s meter. Standing wash water on the slab is a drain.
- Do not keep running beach-towel loads while the pipe spits and the hallway tile is dark.
- Do not blame the supply lines because the slab is wet. Dry hoses and a wet rim is the standpipe.
- Do not jam the drain hose to the bottom of the pipe “so it stays.” That is how a pump seals the mouth and blows the rim.
- Do not buy another portable machine for a laundry closet that has a pipe spitting on the slab. Give the water a path. Then measure the air.
If the water is in a wall, the stack will not take water, or you hear a backup in a bath on the same line, stop. Licensed plumber on site.
After the rim is honest
Once the standpipe stays dry through one load you can watch, the air is Reed’s job. Log indoor relative humidity (RH) on an interior hallway wall, not on the washer lid: hygrometer guide. If the house still sits above 60%, that is capacity, not a pipe. Hand it to Reed’s pint chart.
A laundry room that still smells like a wet basket after a dry rim is the vapor half: laundry room humidity. Reed already wrote the closed-door version of a wet load: the laundry room held the wet load. A dry standpipe does not dry a shut basket.
After a pulse that wet assemblies: after-storm sizing. Florida humidity home guide.
Run this
- After work tonight, towel the slab under the laundry standpipe. Run one short rinse you can watch. A new soapy collar with dry supply lines is the diagnosis.
- Seat the drain hose so it cannot seal the rim. If the pipe still spits, stop the next load. Licensed plumber for a taller pipe or a trap that actually takes the slug.
- When the rim stays dry, drop a leak puck where the fan was and confirm the phone buzzes. Then log relative humidity (RH) for a week. Reed’s pantry note from this morning is the vapor half: the pantry held the grocery bags. A dry standpipe does not dry a shut pantry.
