The wall looks fine. The baseboard looks fine. The meter does not.
That is the drywall lesson after wind-driven rain in Florida. Paper face dries first. The gypsum core and the bottom plate stay wet. People skip the meter because the paint is not blistered. Then the closet smells in October.
How to read a wall without guessing
Use a pin meter. Compare every wet-looking or rain-hit wall to a known-dry closet on an interior wall. Relative numbers matter more than a single “percent” on a cheap scale.
Measure at 12 inches and 24 inches off the floor, a few inches above the baseboard. If the lower reading is clearly higher than the dry closet, the assembly is still holding water. Guide: moisture meter for drywall after a leak.
Delmhorst BDX-20 is the assembled-USA pin meter in that slot. Pinless meters are faster for scanning. Pins settle arguments.
Relative humidity (RH) in the hallway is a different instrument
A hygrometer tells you if the room is wet. It will not tell you if the bottom plate is wet. After overnight rain, log both. See the Florida humidity home guide and the hygrometer guide.
If the room is 62% and the wall pins high, you need air movers and a dehumidifier, not one or the other. Post-storm dry-out. Size leftover wet assemblies: after-storm sizing.
What not to do
- Do not run air movers without a dehumidifier. You move wet air into the next room.
- Do not raise the thermostat and wait for paint to “prove” dryness.
- Do not cut a hole because a cheap meter blinked. Compare to a dry reference, then call restoration if the wall is open, stained, or growing.
- Do not skip the garage shared wall. Rain under a door wets that first.
Run this the morning after rain
- Pin the rain-hit wall vs a dry closet.
- Log room relative humidity (RH) away from the slider.
- If either number is a problem, drain-capable dehumidification and air along the baseboard. Board first if a named storm is actually on you. Hurricane season moisture.
Reed Lang writes these notes from coastal Florida. Sight is a terrible moisture meter. Use a real one.
